Gantt Chart for Dog Daycare and Boarding Facility Construction
Dog daycare and boarding facility construction is deceptively demanding. What looks like a simple commercial build — open floor space, some kennels, a bathing area — turns out to require HVAC systems more complex than many hospitals, flooring specifications borrowed from food processing, and zoning approvals that depend on noise measurements taken at the property line, not the building perimeter. A Gantt chart that treats this as a standard commercial TI will leave the owner stuck with a certificate of occupancy but no operational license — or worse, a facility that fails its first state kennel inspection.
Typical timeline: 12–20 months from lease or site control to first dog.
Phase 1: Zoning, Permitting, and Use Permit (Months 1–4)
Zoning approval is the longest pre-construction risk for a dog facility. Many municipalities restrict kennel operations in standard commercial (C-1, C-2) zones because of noise, odor, and sanitation concerns. The approval process:
Use permit application — Most jurisdictions require a conditional use permit or special use permit for a dog daycare or boarding operation in a commercial zone. The application typically requires a site plan, a description of operations, a noise mitigation plan, and sometimes a letter from adjacent property owners.
Noise ordinance compliance demonstration — Barking is measured at the property line, not the building, under most local noise ordinances. Many commercial zones have daytime limits of 60–65 dB(A) at the property line. A single large-breed dog barking registers 80–90 dB at 1 meter; attenuating that to 60 dB at a property line 50+ feet away requires engineered wall construction and acoustic analysis. Phase 2: Design and Engineering (Months 2–5)
Dog facility design requires specialized knowledge that general commercial architects often lack. Key design decisions that drive all downstream construction:
Population separation zones — Daycare dogs and boarding dogs must be in separate air zones with no shared HVAC recirculation — this is required by most state kennel regulations and is best practice for infectious disease control (canine influenza H3N2, Bordetella, kennel cough, parvovirus). Large dogs and small dogs must be physically separated in both daycare and boarding areas. The facility layout must support these separations in the HVAC design from the start.
Indoor/outdoor flow — Double-gate airlocks at all outdoor access points are required to prevent escapes during dog transitions. Each airlock needs a defined footprint in the layout.
Isolation room — A dedicated sick/isolation room with independent HVAC exhaust (negative pressure relative to adjacent spaces) is required for any dog showing signs of illness. This room needs its own HVAC zone in the mechanical design.
Phase 3: Structural and Site Work (Months 4–7)
Foundation for outdoor runs — Underground concrete curb (12 inches minimum depth) at the base of all perimeter fencing prevents digging escapes. This must be poured before the fence contractor arrives — sequence it as a predecessor on the Gantt chart.

Floor drain installation — Floor drains in dog areas must be spaced at maximum 10 feet, with the floor sloped at 1/8 inch per foot minimum toward each drain. Getting this right requires tight coordination between the plumber and the concrete contractor — the drain locations and elevations must be set before pour. A drain that's too high, or a floor that crowns between drains, creates pooling that becomes a bacterial harborage point and a slip hazard.
Phase 4: MEP Rough-In (Months 5–9)
MEP for a dog facility rivals healthcare in complexity — particularly HVAC.
HVAC — the critical constraint — Dog areas require 15–20 air changes per hour (ACPH) with 100% outdoor air — no recirculation between air zones. This is the fundamental design requirement that drives everything else. For comparison, a standard office building runs 4–6 ACPH with high recirculation. The 100% exhaust requirement means the HVAC system is roughly 3–4× larger per square foot than a typical commercial TI.
Pathogen control specifics:
- Canine influenza H3N2 is airborne and highly contagious; shared recirculation air moves infection through an entire facility within hours
- Bordetella (kennel cough) is similarly airborne
- 100% exhaust eliminates cross-zone airborne transmission
Fan selection: EC (electronically commutated) fan motors produce significantly less noise than standard PSC motors — important in a dog environment where mechanical noise agitates animals.
HVAC for isolation room — Negative pressure relative to adjacent areas (isolation room exhausts more air than it supplies). Completely independent HVAC zone — no shared ductwork with other dog areas.
Grooming suite HVAC — High-velocity pet dryers generate large volumes of loose hair, which creates a fire hazard if it accumulates on HVAC filters or in ductwork. Grooming suite exhaust must terminate outside the building (not back to the roof unit) and use filters sized for hair capture (pre-filter + MERV-8 minimum in the exhaust stream).
Electrical — Grooming tubs require GFCI protection per NEC 210.8. Grooming suite requires dedicated 20A circuits for high-velocity dryers (many draw 12–15A at 120V). Kennel management software servers and network equipment require UPS-backed circuits.
Phase 5: Flooring Systems (Months 8–12)
Dog facility flooring is the single most maintenance-critical construction decision. The wrong choice means years of floor failures, delamination, and bacterial harborage.

Phase 6: Kennel and Equipment Installation (Months 10–15)
Stainless steel kennels — Commercial kennel systems from Shor-Line, Snyder Manufacturing, or Mason Company. Lead time: 12–16 weeks. Order at the end of Phase 4. Stainless steel kennels are the industry standard for boarding facilities — powder-coated steel is cheaper but corrodes rapidly in the urine and cleaning chemical environment. Grooming suite equipment — Commercial grooming tub (Shor-Line or Lucky Dog stainless steel with ramp access); hydraulic grooming tables; high-velocity dryers. Standard grooming tubs with ramps accommodate dogs without requiring handlers to lift — reduces liability for back injuries.
Kennel management software infrastructure — PetExec, Gingr, or 123Pet require network infrastructure (Cat6A structured cabling, PoE switches) installed before drywall. Digital reservation, check-in, and billing workflows also need POS terminals at the front desk — confirm rough-in locations during MEP phase.
Phase 7: Outdoor Yards and Fencing (Months 10–14)
Perimeter fence — Minimum 6 feet height. No gaps at the base — the underground concrete curb poured in Phase 3 provides the dig guard. Chain link with vinyl privacy slats or welded wire panel with a wood or vinyl privacy surround. Double-gate airlocks at every entry and exit point.
Shade structures — Required in most climate zones. Dogs cannot self-regulate body temperature as efficiently as humans, and heat stroke liability is significant. Shade sails, pergolas with shade fabric, or permanent shade structures with concrete footings. Footings must be included in the Phase 3 concrete scope.
Drainage — Outdoor run drainage is critical. Gravel base under rubber tile or a sloped concrete surface with a perimeter drain. Standing water in outdoor runs is a sanitation failure and a source of bacterial and parasitic contamination.
Phase 8: Licensing and Pre-Opening (Months 14–20)
Licensing for a dog daycare or boarding facility involves multiple inspectors:
