Common Pitfalls

  • Environmental review timeline underestimated: Even a categorical exclusion can take 3–4 months if a resource agency requires consultation. Start environmental review at schematic design, not at permit submission.
  • ADA compliance reviewed at the end: Retrofitting ADA compliance at 90% design is expensive. Build ADA review into every design phase.
