Stadium site selection is simultaneously a real estate, transportation, political, and economic development decision. NBA/NHL: Arena standards for court/ice dimensions, penalty box and technical bench specifications, scorer's table, and broadcast positions.
Design development for a stadium takes 12–18 months. League technical reviews occur at schematic design, design development, and construction document stages.
Construction documents (CDs) are the complete, coordinated set of drawings and specifications from which the stadium is built. For a major stadium, CDs may comprise 5,000–15,000 individual drawing sheets. CD production takes 12–18 months.
Most major stadium projects use a Construction Manager at Risk (CMAR) or General Contractor with a Guaranteed Maximum Price (GMP). The GMP is typically negotiated on 60–90% complete CDs, with unresolved scope documented as allowances. GMP negotiation takes 8–12 weeks. The GMP execution is a critical milestone — it establishes the budget within which the stadium must be built and triggers final project financing.
With GMP executed and financing closed, the NTP (notice to proceed) triggers construction mobilization. The stadium site has typically been prepared in advance — demolition of existing structures, utility relocation, and site remediation (if brownfield) run during the design phase to compress the overall schedule.

Structural steel erection is the most visually dramatic phase of stadium construction and the one that most drives public awareness that the project is real. The steel erection sequence for a stadium bowl is:
Column erection: The primary columns supporting the seating bowl are erected first. For a multi-level bowl, these are massive columns — some exceeding 100 feet in height.
Bowl structure: The precast concrete seating risers (or cast-in-place concrete slab) that form the seating bowl are installed on the steel frame. Precast erection for the bowl is a carefully sequenced operation.
Roof structure: The roof — particularly for closed or partially-closed roof designs — is often the most technically complex structural system. Cable-stayed roofs, tensioned membrane roofs, and retractable roof systems each have their own erection sequence. The structural steel topping-out (placement of the final structural steel beam) is celebrated with a ceremony that marks the completion of the primary structure.
Building enclosure: After the roof structure is complete, the building enclosure — exterior cladding, glazing, roof membrane — makes the building weathertight and allows interior trades to proceed.
With the structure complete and the building enclosed, interior construction begins in earnest:

Seating installation: Stadium seats (from manufacturers like Irwin Seating, Camatic, or Hussey Seating) arrive and are installed on the precast riser bowls. Seating installation is late-schedule work — typically 6–12 months before opening — and must be complete for initial capacity certification testing.
Concession build-out: Kitchen equipment, point-of-sale systems, and millwork for concession stands and premium food and beverage areas.
Suites and premium spaces: Interior finish work for suites (each with its own HVAC zone, AV system, and millwork package), clubs, loge boxes, and field-level clubs.
Stadium technology is where the longest lead times outside of structural steel appear:
Video boards: The giant video boards that define the modern stadium experience — the main scoreboard, the ribbon boards, the halo boards — are custom-manufactured by suppliers including Daktronics, Mitsubishi Electric, Samsung, and LG. Lead times for major LED video board systems run 18–24 months from contract to delivery. The Gantt must show video board procurement beginning during design development, not after CDs are complete.
Wi-Fi infrastructure: Modern stadiums deploy distributed antenna systems (DAS) and Wi-Fi networks designed to support 50,000+ simultaneous connected devices. AT&T, Verizon, and T-Mobile all install their own DAS equipment for cellular coverage. Wi-Fi network infrastructure from vendors like Boingo, Cisco, or Extreme Networks requires 8–12 months from design to installation. Testing the completed system with a full crowd load requires a pre-opening event.
Broadcast infrastructure: The broadcast plant — the cable infrastructure connecting every broadcast position (home and away TV booths, radio booths, sideline cameras, end zone cameras, replay positions) to the broadcast compound — is designed to NFL Network, ESPN, Fox, CBS, NBC, and Amazon specifications. Installation takes 4–6 months and must be complete before the first broadcast rehearsal.
Point-of-sale systems: Thousands of POS terminals on the concourse require network infrastructure, PCI-compliant payment processing, and coordination with the concessionaire's back-of-house systems.
For natural grass fields, the sod installation date is determined by the grass's growing season and the required maturation time before the first game. Natural grass for an NFL field is typically installed 8–12 weeks before the first game. For artificial turf, installation takes 2–4 weeks and can occur later in the schedule.
MLB natural grass fields require significant grading and drainage work to achieve the precise crowned profile that allows proper drainage, followed by sod installation and a 90–120 day grow-in period.
Stadium systems commissioning includes: life safety system testing (fire suppression, fire alarm, emergency lighting, emergency PA), HVAC balancing and testing, elevator and escalator certification, plumbing pressure testing, and Wi-Fi and DAS coverage verification.
The inaugural event — often a concert or neutral-site game before the team plays its first regular-season game — serves as a full systems test at crowd scale. The inaugural event milestone is often used to drive final construction completion and to test food and beverage, ticketing, parking, and security operations before the stakes of a regular-season game.
When a team continues playing in an old stadium while a new one is built, the schedule must accommodate two phases of construction: Phase 1 (built while team plays in old stadium) and Phase 2 (completed after the team vacates the old stadium). This phasing adds construction complexity but allows the team to play without interruption.
